§ 02 Equity as a springboard

Not all your equity is usable.

Equity is value minus loan. But lenders only lend to ~80% of value — so usable equity is what sits below that ceiling.

Grow to $750k and 80% becomes $600k; against a ~$510k loan that's ~$90k usable — a real deposit for property two. Growth creates the equity; time creates the growth.

§ 03 Releasing equity

Pull it out — but keep the loans separate.

Don't cross-collateralise

Keep each loan against only its own property. A separate equity loan from property one links the two through your cash — not the bank's security — so you can sell either independently. (Module 3.)

§ 04 Sequencing

Growth first, income later.

Years 1–5

Build the equity base

High-growth, supply-constrained assets. Low cash flow or negatively geared.

Years 5–10

Add income

Use that equity to buy higher-yield properties. Cash flow turns progressively positive.

Year 10+

Sustainability

Higher-yield assets, strategic debt reduction, salary income → portfolio income.

The split depends on your income, tax and risk tolerance — but the sequencing is the repeatable element.

§ 05 The land tax trap

Verify every figure

Land tax thresholds and rates are set by each state and change with budgets. Spreading across states adds complexity (different rules, management) but can cut the annual bill at scale. Verify at each state revenue office.

§ 06 Managing the debt

The goal isn't zero debt — it's sustainable cash flow.

Investment loan interest is tax-deductible, so it's cheaper than the headline rate. The aim is that no single vacancy or repair forces a sale.

Interest-only maximises the deduction and preserves cash flow — equity comes from growth, not paydown.

Switch to principal-and-interest deliberately — near retirement, or when income can absorb it.

Never pay down investment debt ahead of your home loan — PPOR interest isn't deductible, so every extra dollar there saves more after tax.

§ 07 Sell or hold

Selling is expensive even when it's right.

A sale triggers CGT on the gain (50% discount if held 12+ months), and agent plus legal costs run 2–3% — on a $750k property, that's $15k–$22k gone before the gain.

"Never sell" is a myth — but selling because the market "feels high" usually isn't enough. Friction costs destroy compounding when you trade too often.
