§ 02 The lender's view

The bank treats the two loans differently.

A key protection

The higher investment rate exists because lenders hold more capital against investment loans. As long as you don't cross-collateralise (Module 3), your future home isn't at risk from the investment loan.

§ 03 Gearing

Negative or positive — it's about which way the cash flows.

Negatively geared

Costs > rent

You lose cash each year — but the shortfall is deductible against your other income. The bet: growth outpaces the loss.

Positively geared

Rent > costs

You receive net cash flow — which is then taxable. Attractive when cash flow matters more than tax.

At a 37% marginal rate, every $10,000 of loss saves $3,700 in tax — but the strategy only works if capital growth beats the annual shortfall.

Rules are changing

The 2025–26 Federal Budget proposed changes to negative gearing. Don't treat the current rules as settled — verify the legislated position at ato.gov.au before relying on it.
